Why Your Short Sale Offer Is Taking So Long (and How to Speed It Up)

You found a short sale in Denver, the seller accepted your offer, and now… nothing. Weeks go by without word from the lender. It’s the most common complaint about buying short sales, and it’s usually not random. Most short sale offers sit for a handful of predictable reasons, and most of them can be avoided.

The lender package is incomplete

The lender can’t start a real review until it has the seller’s hardship letter, financials, and a signed offer. If documents are missing or out of date, the file sits in a queue. Ask whether the listing agent submitted a complete package when the offer went in.

There’s more than one lender

A second mortgage or HELOC means two lenders have to agree on how to split the proceeds. That negotiation adds time. HOA liens and other judgments can add steps too. Ask early whether there’s more than one lien on the property.

The offer is too far below the lender’s valuation

The lender orders its own valuation. If your offer is well below it, expect a counter, and a counter restarts part of the clock. A realistic offer based on recent Denver comparable sales often gets approved faster than a lowball that has to be renegotiated.

Nobody is following up

Short sale files move when someone keeps them moving: checking status weekly, answering document requests fast, and escalating when a file stalls. A listing agent who submits the offer and waits is the single biggest reason offers sit.

The buyer’s financing isn’t ready for a long timeline

Pre-approvals and rate locks can expire during a long approval. If your financing lapses, the lender may have to re-review, or the deal can fall apart. Talk to your loan officer about the timeline before you write.

How to get a short sale offer approved faster

Ask the listing agent how many liens there are and whether the package is complete. Make a realistic offer backed by comparable sales. Be fully pre-approved or show proof of funds. Keep your timeline flexible. And work with a buyer’s agent who knows how short sale approval actually works.
